Chantilly Premier is a 240,000 square foot build-to-suit powered shell data center development located in Fairfax County, Virginia, near Dulles International Airport. The project is pre-leased to a confidential hyperscaler. Penzance is responsible for delivering the powered shell, while the hyperscaler will procure power and complete the interior-fit out.
The site was originally zoned for auto dealership use. In January 2024, Penzance achieved approval from the Fairfax County Board of Supervisors for a dual entitlement re-zoning: Up to an approximately 400,000 square foot, three-story data center facility and up to an approximately 133,000 square foot industrial warehouse. The rezoning was the first time the County approved the right to build a data center up to three stories.
The lease was executed in February 2025, and design and permitting were completed in the third quarter of 2025. Penzance will commence construction in the fourth quarter of 2025, and the powered shell is scheduled to be delivered in the third quarter of 2027.
1501 Moran Road is a 260,000 square foot turn-key data center development located in Sterling, Virginia, 10 minutes from Dulles International Airport.
The site was originally zoned for industrial use. In 2022, Penzance achieved a power commitment from Dominion Energy Virginia (“DEV”) and approval from the Loudoun County Board of Supervisors for data center use. To maximize density, the entitlement allows a three-story data center up to 315,000 square feet.
The project is expected to be delivered in 2027, aligning with the power delivery from DEV.
